Premier Granny Flats & Homes - VIC

At Premier Homes, we understand how daunting it can be to take on a new building project. That is why we do all of the hard work for you. From obtaining the necessary paperwork and drafting plans, to liaising with the Council, our qualified and experienced staff take care of it all on your behalf. Our process is designed to take the stress out of building.

STEP ONE: VISIT OUR DISPLAY VILLAGE

The first and most important thing you need to do when you are looking to build a new home or granny flat is to get a first-hand look at the company you are using and the product you are buying. This is why the first step to building with Premier Homes and Granny Flats is to visit our office and display village.

Here, you are invited to walk through 10 fully furnished display homes, as well as have the opportunity to speak with one of our qualified and highly experienced Building Consultants about your ideas, questions, expectations and requirements. You may wish to choose from our huge range of standard floor plans, or have one fully customised to suit your needs.

This is also a great time to book a Site Inspection, which will lead on to the second step in our process.

Premier Homes typically charges between $120,000 and $180,000 for a complete, move-in-ready one-bedroom granny flat in Australia. This includes site costs, design, approvals, build, standard inclusions, and full turnkey finish. Costs can vary based on size, materials, and specific features, with more basic builds potentially starting around $80,000 for smaller units. Factors Influencing Granny Flat Cost:

  • Size: Larger granny flats will naturally cost more to build.
  • Materials: The quality of materials used for flooring, cabinetry, roofing, and cladding will affect the overall price.
  • Features: Upgrades like custom cabinetry, premium appliances, or high-end finishes will increase the cost.
  • Site Costs: These include excavation, leveling, and any necessary site preparation.
  • Location: Costs can vary by region and postcode.
  • Council Approvals and Permits: These can add to the total cost.

Cost Breakdown (General Estimates):

  • Basic 1-bedroom granny flat: $120,000 - $140,000
  • Basic granny flat (30-40m²): $80,000 - $120,000
  • Mid-range granny flat (40-60m²): $120,000 - $150,000
  • High-end granny flat (60-80m²): $150,000 - $200,000+
